Zillah Prairie LLC, the parent investor group for Zillah Lakes, is now seeking an experienced operator and investor for The Zillah Lakes Lodge Restaurant & Hotel. With all the advantages of Zillah Lakes and its unparalleled location next to I-82 and a stone's throw from two dozen wineries, this is a unique opportunity to take advantage of the Zillah Lakes Lifestyle and location to begin a "right-sized" hospitality service with significant room for expansion. Zillah Lakes a 220 acre site with a golf course and 16 acre lake and 150 undeveloped acres of land: the possibilities for expansion are endless.

As an additional incentive, we currently have USDA bank financing guarantee lined up for a $1.5 million loan, as well as a limited commitment for additional investor financing. Our proposal has been vetted with the United States Department of Agriculture, whose guarantee of this loan is awaiting only an experienced operator and the final draft of an extensive and positive feasibility study.

Here are the salient points:

The Facility as Planned: A 12 Unit, boutique Hotel and Lodge located in the "Town Center" of a planned development of over 650 homes. Each room of the hotel boast unique with views of Zillah Lakes, Mount Adams and the distinctive swimming and courts area. An extensive outdoor plaza with an indoor/outdoor open fire grill is planned for food service, espresso, or just people-watching. The plaza is to be lined with grape arbors and overhead heaters, extending the shoulder season into the winter months. Any new investor/operator will have significant input into design & purposing of the facility.

Main floor will include: one wheelchair accessible hotel unit, a restaurant/grill and dining area, space for an exercise room, a golf pro shop, a community meeting room, and retail kiosk spaces, a few of which are already subscribed. Main floor operations are designed to establish enough rental cash flow to help finance start-up.

Grounds as Planned: A specialty lakeside swimming pool and spa, a mini-park area with tennis, basketball, shuffleboard, sport courts, croquet, and picnicking are a short walk from the lodge across a wide pedestrian bridge spanning the lake. Already installed at Zillah Lakes which could be used by hotel guests are water sports (non-motorized) inlcuding boating, kayaking, & fishing, an extensive walking /nature trail system with over 3 miles of groomed trails that can be used year round, five holes of a nine-holegolf course challenging, but family-oriented, golf course opens next spring for limited play for guests. The combination of amenities will make the hotel/restaurant, on its own merits, an attractive inclusive resort-style hotel.

The Area: But the guests will not choose just to stay at the hotel. Within a short distance are all the amenities and attractions of the most popular destination in Washington's wine country. Fruit and Food, wineries galore, the Yakima River and its fishing, hiking, and camera touring opportunities. And now, organic dairies, niche cheeses and breads, farm fresh poultry and produce, specialty chocolates and the burgeioning specialty food industry that springs up around great wine.

The Need: Several hundred thousand tourists come each summer to Rattlesnake Hills and lower Yakima Valley wine destinations. For hospitality there are no (zero) gourmet grills or restaurants, only one nearby hotel (Comfort Inn) and a smattering of bed & breakfast units to serve the overflow of tourists. Zillah Lakes, with four units of hospitality for wine weekend getaways, was booked solid throughout the summer and experienced significant demand for more units. The wineries, the tourists, and the community have all been waiting for a galvanizing center for tourism, and the Zillah Lakes Lodge and Restaurant is the best candidate, with the most established location and amenity base to become that center.
